PRELIMINARIES: Drafting of plans, preparation of specifications. Fixed price contract. 6 ½ Year Guarantee. Building permit and inspections. Engineers soil report.

SUB FLOOR: Concrete stumps, Class “M” 600mm founding depth. Particle board flooring. Slab floor available as an option.

TERMITE TREATMENT: Ant caps to stumps.

ROOF: Colorbond Custom Orb (Tile roof optional). Standard ceiling height 2.4 meters (8 foot). Colorbond Fascia & Quad slotted colorbond guttering. Zincalume downpipes.

EXTERNAL CLADDING: CSR Smooth Cladplank 230mm.  Other claddings optional.

WINDOWS & FLYSCREENS: Aluminium powdercoat, sliding sash standard. Flywire screens to windows and sliding doors. Bathroom (and ensuite where applicable) window obscure glazed.

FIXING: Front door Hume XV2 or equivalent solid patterned. Rear door Hume XF3 half light glazed. Lockwood Sentinel external door locks. Redicoat flush panel internal doors. Gainsborough Whitehall knob set internal door furniture. 65mm MDF Skirting, 42mm MDF architrave. Smart robe sliding robe doors. Melamine shelving to robes, linen and broom cupboards where applicable.

INTERNAL LININGS: Plaster linings throughout. 55mm Scotia Cornice standard.

JOINERY: Laminated kitchen benchtops and doors. Laminated vanity units 2 door. Melamine shelving to all joinery work.

APPLIANCES: Chef electric upright cooker (EBC5261W) Hot Water Service Electric – 315 litre.

ELECTRICAL: Ample Double Power Points & Lights Points Metal Meter Box with Safety Switches Smoke Detectors to BCA regulations. Exhaust fans to bathroom, kitchen (and ensuite where applicable). 1 T.V. Point. 1 Telephone point fitted off internally.

PLUMBING FITTINGS: Kitchen Sink – Single bowl single drainer, stainless steel. Milena stainless trough with by-pass, 2 door plastic cabinet. Posh solus acrylic bath 1650mm long (where applicable). SHOWERSCREENS, MIRROR’S HOLDERS ETC: Clear laminated aluminium powdercoat showerscreen, pivot door standard. Soap Holder to showers and bath. Framed mirrors to bathroom (and ensuite where applicable). Posh solus towel rails and toilet roll holders.

ENERGY RATING COMPLIANCE: First Rate assessment of house design by accredited rater.  Sisalation foil to external walls. R2.5 Bulk Insulation to ceilings. R1.5 Batts to external walls. R1.5 Retroshield sub-floor insulation (timber floor).

CLEANING: Removal of debris and final internal house clean included.

COLOUR CONSULTANCY: Free appointment with colour consultant included.

NOTE ON BUSHFIRE ATTACK: The whole state of Victoria has now been designated a bushfire prone region. For the purposes of standard pricing we will assume a BAL-Low rating. Please note ratings may vary according to site conditions, and confirmation of ratings will be subject to a site inspection.
